Are Shared Commissions a Game Changer?
Mark Stevenson, Managing Director at Bell Partners Finance (now Evolve Lending & Finance), was featured in Real Estate Business exploring whether a commission-sharing model between mortgage brokers and real estate agents could meaningfully change how property transactions unfold for buyers, agents and brokers alike.
The case Mark put forward was grounded in a straightforward logic. When a real estate agent connects their buyer with a specialist broker, the buyer gains access to a wider range of lenders and loan options than they would typically find on their own. That access translates into faster approvals, better terms and a smoother path to purchase. For agents, the benefit is a larger pool of qualified buyers and a reduced likelihood of deals stalling or falling over due to financing uncertainty.
The commission-sharing element added a meaningful financial dimension to that relationship. Through the Bell Partners Finance partner program, agents could share in the commissions received from lenders for originating home loans on behalf of their buyers, including in situations where the buyer ultimately purchased a property the agent had not listed. The reward was tied to the agent’s role in supporting the buyer’s financing journey, not solely to the outcome of any individual property transaction.
Mark framed the value as going well beyond any single deal. Agents who partnered with the brokerage expanded their professional network, opened new referral pathways and were positioned to offer buyers a more comprehensive and supportive home buying experience. Higher levels of buyer satisfaction, he noted, tend to generate referrals and repeat business over time.
